How long will it take to process my application?

Some applications may be processed within a few hours while others may take a few days. The best way to ensure that your application is processed quickly is to provide complete and accurate information on the rental application. Although certain background checks are available very quickly, some employment and rental verifications may take longer to reply, especially if application is made over the weekend.

Why do you check my credit?

Your credit report gives us an indication of your willingness and ability to pay your rent and other obligations. Your credit report will also aid in verifying the information you provided on your application such as place of employment, social security number, and previous addresses.

Can I be approved if I have bad credit?

Maybe. We evaluate every applicants COMPLETE application. The credit score is only part of the complete application; we also evaluate the length and stability of employment, the amount and source of income, the length and stability of the rental history. An applicant with marginal credit who provides no verifiable rental references is very unlikely to be approved; while an applicant with an excellent rental history and verifiable employment is much more likely to be approved.

Can I be declined if I have good credit?

Yes, As stated above we consider your COMPLETE application including your employment and income, rental history/references, and criminal background check.

What if I have no credit history or no rental history?

Again, we consider your COMPLETE application. An applicant who has no verifiable rental references and no credit history will find if very difficult to get approved. An applicant with good rental references and verifiable income / employment may be approved even though the applicant has no established credit.

Why do you conduct such thorough background investigation?

By conducting a thorough resident screening process, we are not only protecting the value of our properties; we are ensuring that you have a safe and affordable living environment. This process helps us to keep our collection losses to a minimum so that we don’t have to raise rents to adjust for tenants who become delinquent, disturb their neighbors, damage the property, or create other problems. The Fair Housing Act requires that we subject every applicant to the same screening process and apply the same rental selection policy in our decision making. A prospective resident should be very cautious about renting from any landlord or management company that fails to conduct a similar applicant screening investigation.
